Wondering what a buyer commission rebate is?

READY TO SAVE $1000s?

Find out what your buyer rebate is

The Basics:

A buyer commission rebate is a credit from your amazing agent that helps lower your closing costs. This credit comes directly from your buyer’s agent’s commission, and the best part—you don’t pay a dime to receive it!

Who in their right mind gives up more than half of their commission? Spoiler alert: We do!

We focus on serving a particular kind of buyer—someone who knows exactly what they want and where to find it. Our clients often spend hours browsing online listings and photos, and they don’t need (or want) an agent to tell them which home to buy. What they do need is a trusted professional to handle everything else, including:
➲  Scheduling in person showings
➲  Writing and negotiating an offer
➲  Managing inspections and addressing inspection objections
➲  Keeping track of all the important dates and deadlines leading up to closing.
This approach frees up a ton of our time—meaning we can help more buyers and pass those sweet savings on to you. Plus, let’s be honest: the traditional “one-size-fits-all” agent model is so last decade. Why should agents pocket the full commission (sometimes tens of thousands of dollars!) while you do all the legwork? We believe buyers deserve a better option—one where you get rewarded, not just the agent.

Exactly how much cash are we talking with a home buyer rebate?

We split the commission 57/43 with you*. Up to 57% goes back to you!!!

In Colorado, the typical commission paid to a buyer’s agent is 2.8%, though it can vary between 2.5% and 3%. Here's a quick example to show how a real estate buyer rebate works.
Purchase price: $750,000
Buyers Agent Commission: 2.8%
Your Rebate: $11,970

Wait, are home buyer rebates actually legal—or are they just the real estate world’s best-kept secret?

Absolutely! Home buyer rebates are legal in 40 out of 50 states. In fact, the United States Department of Justice encourages them as a way to boost competition among agents and provide home buyers with better opportunities. By law, real estate commissions are always negotiable.

In Colorado, specifically, “the rules adopted by the Colorado Real Estate Commission do not prohibit the payment of a rebate to the buyer and/or seller.” So, not only is it legal—it's a smart move!

Do I have to pay taxes on a home buyer rebate?

Use the commission to pay closing costs and prepays

Since buyers aren’t licensed agents, they can’t receive a direct commission check. Instead, the commission is provided as a real estate buyer rebate, which appears as a credit on your settlement sheet at closing. This process is often called "realtor cash back at closing," where the rebate is reflected directly in your final closing documents.

There are several smart ways to use your home buyer rebate. You can apply it toward closing costs, reduce your interest rate, or even cover prepaid expenses. And the best part? Because it’s considered a rebate and not income, it’s generally not taxable.
